VA Home Loan

The VA loan benefit, explained plainly

No down payment. No PMI. Competitive rates. Reusable. Here's what that actually means for your wallet.

🏠

$0 Down Payment

VA-eligible veterans can purchase with zero down payment. No minimum required, no PMI — the federal guarantee replaces mortgage insurance entirely.

🛡️

No Private Mortgage Insurance

Conventional loans require PMI when you put down less than 20% — often $100–$400/mo. VA loans skip PMI completely, saving you thousands over the life of the loan.

📉

Competitive Interest Rates

The VA guarantee lets lenders offer below-market rates. Over a 30-year loan, even a 0.5% difference can mean $30,000+ in savings.

🔄

Reusable Benefit

You can use your VA loan benefit multiple times. Once you pay off or sell a home, your full entitlement is typically restored — so this isn't a one-time deal.

Texas Exclusive

Texas Property Tax Exemptions for Veterans

Texas offers disability-based property tax exemptions on your primary residence (homestead). The amount depends on your VA disability rating.

10% – 29%$5,000 off assessed value
30% – 49%$7,500 off assessed value
50% – 69%$10,000 off assessed value
70% – 99%$12,000 off assessed value
100% / TDIUFull exemption — $0 property tax on primary residence

Individual Unemployability (TDIU)

Veterans rated 100% by VA, or granted Individual Unemployability (IU / TDIU), qualify for the full exemption — $0 property tax on their primary residence — even if the combined rating is below 100%.

Exemptions apply to the primary homestead only. Rates and eligibility are subject to Texas law and may change. Verify current exemptions with your county appraisal district.

PCS & Military Relocation

Orders came through? We've got you.

A Permanent Change of Station move is one of the most stressful real estate situations anyone can face — tight timelines, BAH calculations, and sometimes closing remotely. We do this regularly.

  • BAH (Basic Allowance for Housing) guidance — we know how to structure your search around your rate
  • Coordination with your timeline — whether you need to close in 30 days or 6 months
  • Relocation to all major Texas installations: Fort Cavazos, Joint Base San Antonio, Dyess AFB, Sheppard AFB, and more
  • Virtual tours and remote closings for service members still at their previous duty station
  • Selling your current home while buying your next one — we manage both sides

PCS Checklist

Questions to ask your agent when you receive orders:

  1. 1.What's my current BAH rate and how does that shape my price range?
  2. 2.Can I close remotely if I haven't reported yet?
  3. 3.How do I time selling my current home with buying the next one?
  4. 4.Does my VA entitlement restore automatically when I sell?
  5. 5.What VA-approved lenders do you recommend in this area?

Eligibility

Who qualifies for VA benefits?

VA loan eligibility is based on length and character of service. The surest way to confirm yours is a Certificate of Eligibility (COE) — and we'll help you get it.

  • Veterans who completed the required active-duty period (90 days during wartime, 181 days during peacetime)
  • Active-duty service members after a minimum service period
  • National Guard and Reserve members (eligibility varies — typically 6 years of selected reserve service)
  • Surviving spouses of service members who died in service or from a service-connected disability

A note on the fine print

You may see bold claims elsewhere like "zero closing costs by law." We don't make promises like that — closing costs can still apply depending on the transaction.

What we will do is help you understand exactly what you qualify for and structure every purchase to maximize every legitimate benefit available to you.

No surprises. No fine print you haven't seen.

VA loan benefits are subject to eligibility, lender approval, and the specifics of each transaction. Closing costs can still apply. Property tax exemptions are subject to Texas law and your county appraisal district. This page is educational and is not a loan commitment, tax advice, or financial advice. Confirm current benefits with a VA-approved lender and/or a licensed Texas tax professional.
